Mulberry at Bressi Ranch is an income-restricted neighborhood. It is one of eight communities in Bressi Ranch built by Lennar Homes along with the City of Carlsbad. The neighborhood is comprised of 100 condominium homes located next to the Bressi Square and the Bressi Ranch Village Center. Homes in Mulberry range from 863 to 1,121 sq/ft, 1 to 2 stories, 2 or 3 bedrooms, a kitchen with breakfast bar, interior laundry, front or rear patio and one bay garage with an additional reserved parking space.  This community has HOA fees of $210/month and is exempt from city mello-roos tax.

Bressi Square:
Bressi Square is a great place to meet your friends and neighbors for special occasions, impromptu picnics, birthday parties and holiday get togethers. Head there for a quick lunch break or to attend a spring wedding in the park gazebo. The Boys and Girls Clubs of Carlsbad is located right next door.

Bressi Ranch Village Center:

Bressi Commons:
Bressi Commons is the hub of many community activities and home to The Village Club. This private facility, reserved just for residents of Bressi Ranch, includes a Monterey Bay style community center with kitchen, outdoor porches, and walkways covered with trellises.
Recreation at The Village Club includes a community pool, walk-in wading pool, spa, outdoor fireplace and barbeque area. At Bressi Commons, you'll also discover a romantic rose garden, along with several shady spots for picnicking. And of course, there's also a large grassy area where you can toss around a football, play a game of soccer or just gaze up at the clouds.
